Job description

Our client is a leading real estate investment firm listed on

the Singapore Exchange (SGX), with a strong focus on delivering

long-term, sustainable value to its investors. The company manages

a diversified portfolio of quality assets across multiple sectors

and geographies. As part of their continued growth in the asset

development space, they are seeking an experienced and driven

Property Development Manager to lead

full-cycle development projects locally and

overseas.

Job

Description

The

Property Development Manager will take charge of executing

end-to-end property and project management functions for both new

developments and asset enhancement initiatives. This includes

project feasibility, technical due diligence, planning, design

management, construction oversight, budgeting, stakeholder

coordination, and final

handover.

Key

Responsibilities

Oversee full project lifecycle management from inception

to completion including feasibility studies, planning, design,

procurement, construction, and post-construction.

Work closely with internal departments and overseas

offices to drive project success across jurisdictions.

Lead technical due diligence, ensure compliance with

regulatory requirements, and implement group-wide documentation and

quality control systems.

Manage budgets,

schedules, site activities, and tender processes.

Coordinate with consultants, contractors, and authorities

to ensure project alignment with company goals and

timelines.

Evaluate and manage contractor

claims, variations, and EOT requests.

Lead

project completion, handover, defects management, and operational

readiness.

Support capital expenditure

planning and implement enhancement initiatives aligned with

business objectives.

Monitor and maintain

SOP / KPI standards for managed assets.

Contribute to asset development strategies including

potential land acquisitions and redevelopment

planning.

Key

Requirements

Degree in Architecture, Quantity Surveying,

Project Management, or Real Estate from a recognised

institution.

Minimum 5 years'

experience in property development or project

management, ideally with greenfield

(from undeveloped land to completion) project exposure.

Proven track record in managing the full

property development cycle independently - from

feasibility and design, through construction and commissioning, to

project handover.

Strong design appreciation

with the ability to ensure projects are both practical and

aesthetically sound.

Background in

real estate developer companies and / or

consultancy firms (architectural,

engineering, QS) preferred.

Excellent ability

to engage, coordinate, and manage architects,

consultants, contractors, and multiple stakeholders

to deliver projects on time and within budget.

Familiarity with real estate regulations,

building codes, construction contracts, and development

processes in Singapore.

Proficient in MS Office, MS Project, AutoCAD; experience

with overseas projects is an advantage but not

mandatory.

Willingness to

travel (approximately 30% depending on project

needs).

Independent, hands-on leader with a

high accountability and ownership

mindset .

Passion for real

estate development, resourceful problem-solver, and results-driven

approach.
