Technical Officer
Portfolio Management
2 / IC in charge of ACMV, MEP Systems, iBMS, Fire Protection Systems, Fire alarm Systems, PA Systems, Auto Doors, Chillers and Building works.
Works with M&E Executive
Routine Duties
Check and coordinate preventive maintenance according to Preventive Maintenance Master Schedule (PMMS) with M&E technicians and term contractors.
Assigns technicians to carry out routine maintenance according to PMMS. Checks and inspects preventive maintenance works are complying with contract specifications.
Fault Reporting
Assigns Technicians to attend any reported cases and creates customer requests forms (CRF) in Online Management System (OMS). Tracks, rectifies and closes reported faults in OMS. Conducts inspection on corrective maintenance works and ensures work is completed in accordance with client requirements. Checks submitted quotations, technical recommendations and service reports for corrective maintenance works and repairs.
AC Extension Scheduling
Access Tenant Portal and replies to tenants’ request on Air Con Extensions. Coordinates and ensures tenants’ request for Air Con extensions are programmed and scheduled.
Technical assessment
Works with M&E Executive on tenancy works such as minor A&A, reinstatement or any other such works. Provide technical advice to the tenant on the requirements of the landlord / client in carrying out such works in the premises. Reviews and assess documentations, plans etc. submitted by the tenant for approval of Permit to Work. Provide technical advice to clients for matters pertaining to the hard services in the premises. Logistics and Inventory management
Checks and maintains all MEP logistics and inventory are in good condition.
Conducts and checks MEP spares and logistics in the store are in good conditions. Maintains inventory records of consumables such as filters, ACMV belts, paint etc. and top up if the supplies are low or insufficient. Management Reporting
Compiles and checks all utilities consumption, BTU Readings, servicing and equipment reports for submission to Building Manager.
Creates and submits Incident Reports (IR) to Building Manager for incidents pertaining to portfolio.
Any other duties as may be required or applicable from time to time.
