Job description

Accountant, REIT

An exciting opportunity has opened with a high-growth regional infrastructure platform preparing to establish a new listed REIT.

This is an opportunity to join at the build stage, where you will work closely with the REIT finance team to help establish the accounting, reporting and control foundations required for a new listed platform. Rather than stepping into a fully mature finance environment, you will gain first-hand exposure to how a REIT prepares for and operates within a listed environment.

Key Responsibilities

You will support the finance team across the Trust, REIT Manager and holding SPVs, with responsibility for preparing accurate entity accounts, reconciliations, financial schedules and disclosure support. You will also help ensure records are maintained to an audit-ready standard and that the team operates effectively within a listed REIT close and maker-checker framework.

Your responsibilities will include:

Preparing full sets of accounts for holding SPVs, including journals, accruals, intercompany balances and monthly schedules.
Accounting for audit, tax, valuation, listing, distribution and administration costs.
Performing reconciliations between subledgers, schedules and the general ledger, and resolving differences promptly.
Preparing deferred tax, distribution, fair-value and FX adjustments.
Supporting financial statement disclosures covering cash flow, unitholders’ funds, segments, fair value, related parties and key REIT ratios.
Maintaining units-in-issue and distribution records and supporting trustee and announcement documentation.
Supporting REIT, SPV and group budgets, rolling forecasts, free cash flow and DPU/DPS projections.
Coordinating audit schedules, bank confirmations, data-room requirements and other information requests.

What We Are Looking For

We are looking for someone who is technically capable, but equally important, has the right attitude and character to grow with a newly forming listed platform.

Ideally, you will have:

An accounting degree or equivalent, with CA Singapore, CPA or ACCA completed or in progress.
Approximately 3 to 5 years of experience in full-set accounting, financial close and audit support.
Exposure to a SGX listed company, S-REIT, real estate, infrastructure or fund accounting environment would be highly advantageous.
Practical knowledge of SFRS(I)/IFRS, journal entries, reconciliations, intercompany accounting, tax and financial statement preparation.
Awareness of SGX and MAS reporting expectations within a listed REIT environment.
Strong Excel capability and confidence learning new systems and approval workflows.
A high level of accuracy, organisation and discipline around reporting deadlines.
The confidence to investigate discrepancies rather than simply carry unresolved reconciling items forward.
Resilience and passion, particularly when working through the intensity of establishing new reporting and control processes.
A naturally curious mindset, with the willingness to ask questions, learn quickly and understand how the wider REIT operates.
Good communication skills and the ability to work effectively with Finance Managers, auditors, advisers and other stakeholders.
A positive, hands-on attitude and willingness to take ownership beyond the confines of a narrowly defined accounting role.

Why This Role Is Exciting

The real opportunity is to be part of the formation of a new listed REIT.

For an Accountant at this stage of their career, this means exposure beyond routine accounting. You will see how entity accounting feeds into REIT reporting, distributions, valuations, annual reporting, listed-company controls and regulatory requirements.

You will also have the opportunity to help improve templates, reconciliations, processes and finance hand-offs as the platform develops.

For someone who is resilient, passionate, curious to learn and comfortable communicating across a fast-moving team, this is an opportunity to build a strong foundation in listed REIT finance while contributing to something genuinely new.

Come join the A-Team at AirTrunk, where the cloud meets the ground.

A Snapshot

Asthe Accountant, reporting to the REIT Finance Manager, you will work closely with our REIT team, making an impact in several ways:

  • Prepare accurate entity accounts, reconciliations, financial schedules and disclosure support across the Trust, REIT Manager and holding SPVs.
  • Build audit-ready records at source and operate consistently within the listed-REIT close calendar and maker-checker framework.

Your Day to Day

  • Entity accounting: Prepare full sets of holding-SPV accounts, journals, accruals, intercompany balances and monthly schedules; account for audit, tax, valuation, listing, distribution and administration costs.
  • Reconciliations and adjustments: Tie subledgers and schedules to the general ledger; resolve differences promptly and prepare deferred tax, distribution adjustments, fair-value, FX and other supported entries.
  • Results and disclosures: Prepare portfolio statements and financial-statement notes covering cash flow, unitholders' funds, segments, fair value, related parties and key ratios for results and annual-report cycles.
  • Fees and Unit records: Process management-fee invoices in NetSuite for independent approval, prepare supporting trustee/announcement inputs and maintain accurate Units-in-issue and distribution records.
  • Planning and audit: Support SPV, REIT and group budgets, rolling forecasts, free-cash and DPU/DPS projections; coordinate bank confirmations, audit schedules, data-room support and information requests.
  • Control discipline: Retain complete evidence, meet the close calendar, protect role-based access, raise exceptions early and continuously improve templates, reconciliations and hand-offs with sponsor FinOps.

Requirements

  • Qualification: Accounting degree or equivalent; CA Singapore, CPA or ACCA completed or in progress.
  • Experience: Typically 3–5 years of full-set accounting, close and audit support. Listed-company, S-REIT, real-estate, infrastructure or fund-accounting exposure is strongly preferred.
  • Technical knowledge: Practical knowledge of applicable SFRS(I)/IFRS requirements, journals, reconciliations, intercompany, tax and financial-statement support, with awareness of SGX/MAS listed-REIT reporting expectations.
  • Working style: Accurate, organised and deadline-disciplined; able to explain balances, produce clean support, investigate differences and escalate issues rather than carry unexplained reconciling items.
  • Systems: Strong spreadsheet capability required. NetSuite or another controlled ERP is advantageous, not a prerequisite; comfort learning approval workflows and registers is essential.
