Finance Manager, REIT (Finance & Regulatory Reporting)

An exciting opportunity has opened with a high-growth regional infrastructure platform preparing to establish a new listed REIT.

This is a rare chance to join at the build stage rather than after everything has already been established. You will work closely with the REIT leadership team in putting in place the finance, reporting, governance and regulatory foundations required for a newly listed platform.

The role will principally lead the REIT and REIT Manager finance function across financial close, distributions, regulatory and tax reporting, and trustee reporting.

Key Responsibilities

REIT Manager & Entity Finance

Own the REIT Manager financial close and review the accounts of holding companies and SPVs.
Ensure accurate and timely financial reporting across the relevant entities.
Support deal-related transactions and ensure timely processing of payments.

Regulatory, Tax & Trustee Reporting

Lead assigned MAS and CMSL regulatory submissions through MASNET.
Coordinate ACRA/XBRL and tax submissions.
Manage trustee reporting and ensure requirements are delivered within the compliance calendar.
Maintain complete supporting documentation and escalate issues promptly where required.

Planning & Transactions

Lead budgeting, rolling forecasts and forecast comparisons.
Support financial information required for transactions, data rooms and auditor requests.
Participate in acquisition-related financial and tax due diligence.
Support control-readiness initiatives as the platform develops.

People, Controls & Process Improvement

Supervise assigned team members.
Coordinate with sponsor finance, auditors, advisers and other external stakeholders.
Maintain audit-ready documentation and strong approval controls.
Continuously improve finance closing, reporting and systems processes.
What We Are Looking For

We are looking beyond technical capability. The successful person should have the energy and mindset to help build something new.

Ideally, you will bring:

A recognised accounting qualification such as CA, CPA, ACCA or equivalent.
Approximately 7 to 10 years of relevant experience, ideally gained within an S-REIT, business trust or similarly regulated environment.
Hands-on experience in financial close, listed reporting and/or regulatory reporting.
Strong working knowledge of SFRS(I), together with practical familiarity with SGX requirements, the MAS Property Funds Appendix, Trust Deed requirements and governance expectations.
Confidence working with auditors, trustees, tax advisers and sponsor finance.
Strong communication skills, both written and verbal.
The ability to take ownership and deliver against demanding deadlines.
A resilient and passionate personality, comfortable operating in a fast-moving environment where processes may still be evolving.
A naturally curious mindset, with the willingness to learn, ask questions and understand the broader commercial rationale behind the numbers.
A collaborative approach and the confidence to communicate with stakeholders across different functions and levels.

The role specifically requires someone capable of managing deadlines, reconciling complex multi-entity information, preparing clear papers and disclosures, supervising staff and working confidently with external stakeholders.

As Finance Manager, reporting to the REIT Senior Finance Manager, you will work closely with our REIT team, making an impact in:

• Principally leading the REIT/Manage to close, distributions, regulatory, tax and trustee reporting.

Your Day to Day

• Entity close and reporting– lead: Own the REIT Manager close and review holding-SPV’s accounts, to ensure accurate and timely financial reporting, support deal-related transactions and ensure the timely processing of payments.
• Regulatory, tax and trustee – lead: Deliver assigned MAS/CMSL returns through MASNET, ACRA/XBRL and tax submissions, trustee reporting and monitoring within the current compliance calendar, with complete support and prompt escalation.
• Planning and transactions – shared: Lead budgets, rolling forecasts and forecast comparisons; support reconciled financial information, data-room and auditor requests, acquisition financial/tax due diligence and control-readiness actions.
• People and controls – shared: Supervise the assigned team members, coordinate sponsor and advisers, maintain audit-ready evidence, enforce approval matrices and improve close, reporting and system processes.

Requirements

• Qualification: Recognised accounting qualification (CA Singapore, CPA, ACCA or equivalent) and relevant degree.
• Experience: Typically 7–10 years with direct, hands-on consolidation, external reporting or regulatory-close experience in an SGX-listed issuer, S-REIT/business trust or comparably regulated listed group.
• Regulatory and technical knowledge: Strong working knowledge of applicable SFRS(I)s and listed reporting, with practical familiarity with the SGX-ST Listing Manual, MAS Property Funds Appendix, Trust Deed, controls and governance expectations.
• Delivery: Able to own deadlines, reconcile complex multi-entity data, write clear papers and disclosures, supervise staff and work confidently with auditors, trustee, tax advisers and sponsor finance.
• Systems and portfolio mix: Advanced spreadsheet and controlled-ERP capability required; NetSuite is advantageous. When hiring the pair, seek complementary depth in listed reporting/consolidation and MAS/CMSL/trustee delivery.
