Roles & Responsibilities
- Ensure that all assigned or routine jobs, maintenance, repair and replacement works and services undertaken by the M&E team are carried out properly and on schedule;
- Conduct checks on installations, troubleshooting, preventive and corrective maintenance work on air-conditioning & mechanical ventilation systems, electrical systems e.g. power & lighting, fire protection systems, building management systems, plumbing & sanitary system;
- Regular inspection of M&E facilities to ensure that the facilities are in satisfactory and serviceable condition and where necessary, follow up with rectifications or recommendations for rectifications to the Management;
- Inspect, supervise and check on vendors and M&E technicians and ensure that all maintenance, repair and replacement works and services undertaken by them are carried out properly and satisfactorily in accordance with the designated work scope and compliance with EHS requirements
- Liaise with contractors on rectification & maintenance work and certify completion of jobs. Regularly evaluate vendor performance and recommend improvements in service delivery;
- Ensure that all contracted works comply with specifications and statutory requirements.
- Prepare and issue Purchase Requisitions and Purchase Orders for procurements and submit maintenance and incident reports accurately;
- Check and verify attendance of M&E technicians and contracted staff, and compute and document any non-punctuality or shortfalls.
- Arrange and attend regular meetings with key service providers, vendors / contractors, prepare or review minutes of meetings and follow up on outstanding matters or courses of action.
- Manage and maintain proper records, files of correspondence, documents and materials pertaining to the Building.
- Control and manage the use of common amenities and facilities in the Building. Attending to all emergencies.
- Attend to and document walk-in or telephone enquiries, feedback, or complaints and follow up with relevant recommendations or courses of action
- To review and manage all fit-out / renovation / reinstatement works, drawings and plans submitted by the tenants and ensure that the fit-out / renovation / reinstatement works are conducted in accordance with the building’s rules and regulations.
- Any other ad-hoc duties as assigned by the superior whenever required
Requirement
