Warehouse & Asset Operations Manager

Sinologistics Overseas Pte Ltd. is a wholly-owned subsidiary

of China Logistics Group, established in Singapore. As the Group's

unified overseas platform, it undertakes businesses including

overseas asset allocation and integrated logistics operation. We

Job

Responsibilities

End-to-End Asset

Operations

Lead the

expansion of overseas full-warehouse asset operations, formulate

objectives and plans to meet core KPIs such as rental income and

occupancy rate. Engage with overseas corporate clients to

understand their full-warehouse operation needs, provide customised

solutions, and oversee the entire process from business

negotiations and contract signing to post-lease

maintenance.

Market

Research and Strategy

Development

Conduct

research on the warehouse market in target overseas regions and

compile analytical reports. Develop differentiated operation

strategies based on asset characteristics to enhance the

international competitiveness of assets.

Resource Planning and Efficiency

Optimisation

Take

overall charge of space planning for overseas full warehouses,

allocate areas by matching client needs with asset attributes to

maximise space utilisation and revenue. Review operational data and

propose optimisation solutions.

Cost and Revenue

Control

Calculate the

costs of overseas warehouse assets, estimate revenue, and formulate

annual budgets. Track rental payments, resolve fee disputes,

compile operational reports, and present them to the management

team.

Job

Requirements

Education

and Experience

Academic background in warehouse / logistics management,

marketing, asset management, or related fields.

At least 8 years of experience in warehouse asset

operations, industrial property leasing, or logistics park

operations.

Prior experience in the

establishment / operation of overseas warehouses is

essential.

Track record of managing full

warehouses with an area of over 5,000 square metres, and

familiarity with the characteristics of various types of warehouse

assets.

Strong

market insight and business development capabilities, with the

ability to independently manage the entire process from client

engagement to contract finalisation.

Proficiency in developing operation strategies based on

asset and market data.

Understanding of asset

cost structures, with the ability to accurately estimate revenue,

formulate budgets, and balance revenue goals with the needs of

overseas

clients.

Knowledge and

Qualities

Familiarity

with warehouse industry regulations and legal clauses related to

asset leasing.

Capability to communicate

across regions (including cross-border communication).

Excellent communication, coordination, and teamwork

skills.

Proficiency in both written and spoken

English and Mandarin, as the negotiations, and investment committee

reporting, which may require communication with stakeholders in

both languages.
